Your Face, a Gallery Presenter or a Bubble: Who Presents the Listing?
Three ways to present a property reel: you, lip-synced in your own voice; a gallery presenter; or your character in a bubble. Pros, cons, and how to test them.
The choice that changes a reel more than anything else
Same photos, same script, same music, and two reels of the same listing can still feel completely different. What changes is who presents. The face in the first seconds decides whether a viewer keeps scrolling or stops, and whether they feel a real agent is talking to them or an ad.
Nadlaniko gives you three main ways to present a listing: you, with your own face and voice and lip-sync; a digital presenter from the gallery; or your character in a live bubble over the property, without lip-sync. No option wins every time, so it's worth understanding what each one gives you, and then testing on your own listings.
You, in your own face and voice
With this option you walk and talk inside the rooms, and your lips are synced to your own voice. The setup happens once: a selfie in daylight facing the camera, and a 30 to 60 second recording that includes a consent sentence. From then on, every listing, in any language, comes out in your voice.
The big advantage is trust. Real estate is a people business, and a buyer or owner who sees you again and again in their feed feels they already know you before the first meeting. That builds a personal brand nobody can copy.
The downsides: some agents simply aren't comfortable on screen, and that's completely fine. It's also the heavier option in credits, and lip-sync is included only on some plans.
- Fits when you want to build a personal brand in your area
- Fits exclusive listings and videos aimed at property owners
- Fits less if you dislike being on camera
A presenter from the gallery
If you'd rather stay behind the scenes, a professional presenter from the gallery shows the home for you. No camera, no makeup, no recording. Every presenter comes with a matching voice and speaks all nine languages, which makes this especially handy when you're reaching buyers who speak another language. Want something unique? You can also create your own character from a description in words, with age, style and outfit, or pick a cartoon character.
The upside is a polished, consistent look, plus the freedom to choose a presenter that suits the property and the audience. The downside: the presenter isn't you. The viewer won't recognize your face when you open the door, so make sure your brand comes through in the end card, the logo and your contact details.
- Fits agents who don't want to appear themselves
- Fits audiences in languages you don't speak
- Fits when you want to try different faces for different audiences
Your character in a bubble
In this style the presenter doesn't step into the rooms. Your photo appears in a live circle at the bottom of the screen, breathing, moving and lighting up with every word, and the property gets the whole frame. The voice stays yours, but there's no lip-sync.
This is the lighter option: fewer credits per video, and on the entry plan it's how the presenter appears. It works especially well when the property itself is the star, with a view, a big terrace or striking design, and you want viewers to see as much of it as possible. The trade-off is that your presence is less dramatic than when you walk through the home.
- Fits when the property is the star
- Fits a high posting pace, when you want many reels
- Keeps your face and voice on screen without lip-sync
Don't guess: test two on the same listing
Every audience stops scrolling for something different, so the best way to decide is to test. You can switch presenters on any video, and even produce the same listing with several presenters to see which one gets more views.
The key rule of testing is to change only one thing. If you change the presenter, the time and the network all at once, you won't know what made the difference.
- Make two or three reels of the same listing
- Same photos, script and music; only the presenter changes
- Post on the same network at the same time of day, a week apart
- Compare views, watch-through and inquiries
So which one should you pick?
If your goal is to become the familiar name in the neighborhood, start with your own face and voice. If you dislike the camera, or you're speaking to buyers in another language, a gallery presenter will do the job. And if the property speaks for itself and you want to post a lot, the bubble gives it the full screen and still keeps you in the picture. In the end, your own audience's numbers will tell you more than any guide.
