Selling off-plan: turn a floor plan into a reel that sells

No walls yet, just a plan. Here's how to turn it into a reel with rooms at true scale, clear room labels and full accuracy to the plans.

The problem with a home that doesn't exist yet

If you sell off-plan, you know the moment. The buyer looks at a floor plan, sees lines and numbers, and can't picture where the sofa goes or where the kids will play. The plan is precise, but it doesn't move anyone. And buying a home, even as an investment, starts with a feeling.

On social media the problem gets worse. In an Instagram or TikTok feed, a technical drawing stops nobody. What stops people is motion, light and the sense of a real home. Pre-construction projects need a video that translates the plan into the language buyers understand: rooms, windows, space.

What Nadlaniko does with a floor plan

In Nadlaniko you upload the floor plan and get renderings of the rooms, each one built to the proportions on the plan. From those, Nadlaniko builds a floor-plan reel: the video moves from room to room, shows where each space sits in the apartment and presents it as a furnished rendering. As with every video we make, each rendering is labeled as virtually staged.

The reel comes in three formats, 9:16, 1:1 and 16:9, and you choose who presents: you, with your own face and voice, a presenter from the gallery, or your character in a bubble without lip-sync. If your buyers speak other languages, the video can be made in any of the 9 languages.

What to show

An off-plan reel doesn't need to show everything. It needs to show what your buyer is looking for. A young family wants the kids' room and the open kitchen. An investor wants an efficient layout and the balcony. Decide up front who the video is talking to.

  • Open with the strongest space: the living room and balcony, or the open kitchen
  • Move through the rooms in the order you'd walk them
  • Give the floor plan itself one moment, so buyers grasp the layout
  • End with a clear ask: book a meeting, get the plans, ask a question

Being accurate to the plans isn't optional

Off-plan marketing comes with temptation: make the living room a little bigger, add a view that might happen, put a window where there isn't one. Don't. A buyer who finds a gap between the video and the home they receive isn't just disappointed. They tell everyone, and sometimes they call a lawyer.

Nadlaniko's staging adds furniture and lighting, but it never changes walls, windows or size. Your job is to check that the plan you uploaded is the latest version, that the dimensions are clear and that everything the script says is true. If the plan changes, make a new video.

Room labels: the small detail that does the work

A buyer watching on mute needs to know where they are at every moment. A short label on screen, like Living room, Main bedroom or Study, turns a series of nice images into a tour of the home. Keep the names simple and consistent, the same ones that appear on the plan and in the specification.

It matters on the listing page too. The listing landing page can show the floor plan; a visitor clicks a room and sees its rendering, with the option to generate a 3D view. When the labels in the reel and on the page match, the whole experience feels professional and trustworthy.

The script: what to say when there's nothing to show yet

In a finished home the photos speak for themselves. Off-plan, the words carry much more of the load. Nadlaniko writes a hook-first script, and you can read it and change any word before you approve it. Use that. Lead with what the buyer gains, not the spec sheet, then give the key facts plainly, exactly as they appear in the plans and the contract, and finish with one clear next step. Skip promises about future views, neighbours or prices.

From reel to meeting

The video is only the start. Every reel goes out with a link to the listing page, where Nadlaniko answers questions from the listing's knowledge base and books meetings straight into your Google Calendar. Every inquiry lands in the CRM with the listing they asked about.

In a project with several unit types, make a reel for each: the three-bedroom, the four-bedroom, the penthouse. Each speaks to a different audience and brings its own inquiries. With Autopilot they keep posting to Instagram, Facebook, TikTok, YouTube and LinkedIn over time, not just on launch day.

In short

An off-plan home sells when the buyer can see themselves living in it. A floor-plan reel with rooms in the right proportions, clear labels and a script that stays true to the plans does exactly that, long before the building stands.
