From Views to Inquiries: What Happens After Someone Watches Your Reel
A landing page per listing, a chatbot that answers and captures details at any hour, viewings booked straight into your calendar, and follow-up in the CRM.
Views are nice. Inquiries are business
A good reel can bring plenty of views. But a view isn't a client. Between the moment someone stops scrolling and the moment they're standing with you in the living room, there are several steps, and you can lose them at any one: the link goes to a cluttered post, there's no one to answer a question at eleven at night, the call-back is slow, and their details get lost somewhere in your WhatsApp chats.
In Nadlaniko that path is built as one flow, in the same account: a reel on social, a landing page for the listing, a lead in the CRM, and a meeting in your calendar. Let's walk through each stage, and what you can do so that as few people as possible drop out along the way.
Stage one: a landing page for every listing
Every listing gets its own polished mobile page with the reel, the original photos, every listing detail and your brand: logo, colors, photo and contact details. Instead of sending a buyer to a post that's already buried in the feed, you send one link that holds everything.
The link looks good when shared on WhatsApp, Facebook and Instagram, with a clean preview. The page has a contact form that goes straight into your CRM and a WhatsApp button, and the listing gets extra exposure on Nadlaniko's listings page and on your own agent page. If you run campaigns, you can also connect Meta, Google, TikTok and LinkedIn tracking pixels.
- Put the page link in every post, in your bio and in Stories
- Send it to your WhatsApp groups and contacts
- Fill in every listing detail, because the page updates from them
Stage two: a chatbot that answers while you sleep
Most buyer questions arrive at the least convenient moments: in the evening, on the weekend, in the middle of another meeting. Whoever doesn't get an answer moves on to the next listing. The chatbot on the listing page answers visitors at any hour, only from the listing details and your agency description, and collects their name and phone number straight into the CRM.
That means the quality of its answers depends on what you filled in. The more complete the listing details are, such as floor, parking, storage, balcony and move-in date, the more questions the bot can answer and the fewer are left waiting for you. The bot doesn't make things up: if something isn't written, it won't answer as if it knows.
Stage three: buyers book a viewing themselves
An interested buyer taps "Book a viewing", or books with the bot during the chat, and picks a time from your free slots. The meeting goes straight into Google Calendar, with their details and the listing they asked about. Busy times in your calendar are blocked automatically, so there are no double bookings.
The buyer chooses a viewing, a phone call or a video call. The booking form comes with every plan, and booking through the chat comes with the AI chatbot. The benefit is obvious: instead of a back-and-forth of messages to find a time, the buyer simply picks one, and you show up.
Stage four: follow-up in the CRM until closing
Every inquiry, whether from the landing page, the bot, the booking form or one you add yourself, becomes a client card in a single list: the listing they asked about, the area, budget, rooms and when they plan to buy. You mark how serious they are, hot, warm or cold, and move them through the stages: new, contacted, meeting, offer, closed.
You get an email on every new lead. On the card you can add notes and a follow-up date, and the system also checks every buyer against all of your listings, scores the fit from one to five stars, and drafts a WhatsApp or email message for you when a strong match shows up.
- Get back to every new lead as fast as you can
- Set a follow-up date for each client and update the stage after every call
- A buyer who didn't fit this listing may fit the next one
What to measure every week
In your listings area you can see views and leads for every listing at a glance. Lots of views but few inquiries usually means the page needs work: missing details, weak photos or no price. Inquiries but few meetings? Check how quickly you get back to people and whether your calendar has enough free slots. That way you know exactly what to fix, instead of producing more and more reels and hoping for the best.
