How to win exclusive listings with video
Sellers don't sign promises. They sign a plan they can see. Here's how to use video to walk into the listing appointment with an edge and walk out with the exclusive.
The seller has heard every promise
Every agent who sits in a seller's living room says roughly the same thing: I have buyers, I know the area, I'll market your home everywhere. The seller hears it from the first agent, the second and the third, and can't tell them apart. In the end they choose on commission, or decide not to give anyone an exclusive at all.
The way out is to stop telling and start showing. A seller who sees with their own eyes how their home will look on social media, what the listing page will look like and what happens to every inquiry makes a very different decision. They're no longer comparing promises. They're comparing a concrete plan with words.
Step one: an exclusivity pitch video before the meeting
In Nadlaniko you can make a video aimed at the seller instead of buyers. The presenter shows off their home and explains how you'll market it: on social media, in 9 languages, with virtual staging. Send it before the appointment, on WhatsApp or by email, and you walk in when the seller has already seen what you offer.
The presenter can be you, with your own face and voice, a presenter from the gallery, or your character in a bubble. For a pitch video, it really should be you. Sellers choose a person, not a system, and they want to see and hear the person they're about to trust.
Step two: a sample reel of their home
Nothing convinces like seeing your own home in a real marketing video. If you have a few photos of the property, from an old listing or a first visit, make a sample reel and play it at the appointment. The seller sees their living room virtually staged, their rooms in motion and the big captions, and instantly understands what buyers will see.
Show it in all three formats: 9:16 for Reels and TikTok, square for the feed and 16:9 for YouTube. It makes the point that their home will appear across several networks, each in the format that fits.
Step three: show the whole marketing plan
The reel impresses, but experienced sellers know one video doesn't sell a home. They want to know what happens over the next weeks. That's the marketing plan, and in Nadlaniko you can show it rather than describe it.
- A posting calendar: a teaser, a full tour and updates, scheduled for every network
- Posting to Instagram, Facebook, TikTok, YouTube and LinkedIn, with Autopilot
- A dedicated listing page with your brand, a chatbot and a Book a viewing button
- A CRM that records every inquiry, and automatic matches with your buyers
- Videos in your buyers' languages, from 9 to choose from
How to show all this at the appointment
A listing appointment isn't a slide show. Have three things ready on your phone or tablet: the sample reel, the planned posting calendar and a sample listing page. Show each for a minute or two and let the seller ask questions. Keep the conversation on their home and their worries. One seller fears a long time on the market, another fears time-wasters at the door. For each worry there's a part of the plan that answers it, like a listing page that answers questions and only books viewings in your free calendar slots.
Matches: the buyers already waiting
"I have buyers" sounds empty because every agent says it. In Nadlaniko it can be concrete. The system checks every buyer against every listing and scores the fit from one to five stars, on budget, area, rooms, size, floor and must-haves. Once the property is in, you can see which buyers in your database fit it.
Don't reveal client details at the appointment. Just say honestly what you see: there are buyers looking for exactly this kind of home, and they'll hear about it the moment it goes live. That's very different from a generic promise.
Step four: follow up after the meeting
Many exclusives are lost not at the appointment but in the week after it. The seller said "I need to think about it", and nobody called back in time. Add the seller as a client with notes on what matters to them and a follow-up date, so the call back never slips.
When you follow up, bring something new. If they worried about price, send a short update. If they doubted the exposure, send the sample reel again, this time with the planned posting calendar. Every touch reminds them you're already working on their home.
And once you've signed
Once the exclusive is signed, the sample becomes the real thing. Add better photos, approve the script and schedule the posts. And at the end of the road, when the home sells, a SOLD video that thanks the clients shows the next seller exactly what happens when they work with you. That's the video that opens the door to your next exclusive.
